The Altmans are great at selling high end homes on the west cost. And they did start out as investors before they started selling. But like many have said before there are many inexpensive options for education.

Your systems will dictate your life style. And I know as a new investor saving money doing things yourself sounds like a great idea, but be honest with yourself and look past what you spend and what you make. If you can pay someone else to do it and be profitable that is a system to invest in. Once you make a couple of smart hires then tweak your systems and track progress to figure out where to spend money next. Freedom is almost everyone's goal here.

Great that you are starting at your age, I think most of us would agree that we wish we had started then. Sounds like you have a solid mentor to learn from. Congrats on beginning your REI journey.

Being active in your market is the easiest way to stay up to date.

However if you do not have MLS access you can locate a top producing agent in your area and ask if he could send you market up dates with the specific information you are looking for. I do this for people weekly.

I wish Illinois was an open carry state. But I am permitted to conceal carry and it gives me piece of mind regardless if I'm in A properties or the rare occurrence I'm in a D class property. Glock 19 or 26 are my personal favorites. However I am known to conceal a 1911 from time to time.

As said earlier those B and C neighborhoods are Aurora 203 schools and for cheaper properties to flip with good turn over Warrenville.
