I've had multi unit in the past but currently only have single family in my portfolio. I'll be honest MLS deals around Chicago and I'm out in the Suburbs are pretty scarce right now, but I'd still be happy to help.

@Raj Kumar I wont beat a dead horse too much. But the agents above have shown hard numbers. Having looked myself as I'm an agent as well, I would have your attorney kill this deal.

 Every deal is going to be different. But If I knew an area well and the deal was just that good that even if I had to tear it down to the studs and start over it would still make money yes. Mind you I always do a rough market analysis or at the very least pull the tax records and look at the mortgage history. Liens, foundations, and structural issues will throw a wrench in that strategy real quick so I wouldn't recommend that strategy to anyone.
