Choosing a farm area in Chicago suburbs

Hi,

I'm going a bit crazy trying to narrow down my farm area(s). I live and would like to invest in the Western suburbs of Chicago. It seems like there are many different areas that fit what I am looking for, so I'm having trouble choosing.

I'll be purchasing, fixing and flipping and don't have a huge budget to start out with. I'd like to focus on lower middle class homes and find a lot of areas that offer these. The current list of locations that I have is too large to get to know well enough make fast, confident decisions. What are the most important factors when selecting what areas to invest in?

Any suggestions, experiences or tips would be greatly appreciated!

@Danielle Cage The western Chicago burbs and most all of DuPage County can be expensive but I like to advise people to look for those little pockets of areas that are in the lower priced towns but utilize the better town next doors school district.  Here are some examples we push our clients towards:

Parts of Glendale Heights goes to to Glen Ellyn Schools. 

Parts of Aurora go to Naperville schools

Parts of North Aurora goes to Batavia schools 

Parts of Hanover Park goes to Carol Stream Schools. 

Parts of Hanover Park goes to Schaumburg schools. 

Parts of Elgin goes to Burlington Schools. 

These pockets tend to be considerably less than the town they may benifit from but not much more expensive then the remaking in town they are in. These sections tend to only be a square mile or two so it can help you really focus on an area or two.
