I use commissions inc and have hired an ISA. Having a CRM with the functions to touch the leads on a scheduled bases is important. The ISA who follows up with the leads in your database makes life so much easier and the one i use is even more knowledgeable with CINC so its a real benefit. I understand you are on a budget and we all are but if you find something that truly works, its not what you spend but what you make.

I am surprised there are not more investor specific CRMS out there.

You've taken a lot of important first steps. Sounds like you have put thought into your strategy. Learn everything you can from the people here in BP and just take action. Many of us wish we started when we were your age.

Well if you are on good terms your current agent I would ask her. Or you can call the managing brokers of companies you're interested in working with and they can point you in the right direction. A hire is a hire regardless so interview a couple before handing them the job. Real Estate Agents (as I am one) have an 80-15-5 Rule. 80% suck, 15% do enough to get by, usually part timers, 5% Sell/Rent everything. You can reasearch this by hoping on your preferred home search site and you'll see the same names pop up over and over.

Keith McMahon hit the fees on the head. I'm also a Naperville Realtor. There will also be biannual continuing Ed that's about $225. My office/tech fee is between $60-100 a month. I spend thousands a month on marketing as well. Lock boxes are about $125 a pop also will need to buy signs open house signs business cards. And you will be investing into each listing a few hundred dollars. To protect your assets it will cost you around $700 to set up an LLC. Just a few extras that people tend to forget about.

Its going to be market dependent. However I have had great success with post cards. But social media marketing and having a good website to capture leads you drive from marketing is key.

There will be a point when he doesn't want to hang out with Dad anymore but for now that's what drives me. I've had great success in Real Estate as an Agent but even as a KW agent where the company helps agents grow individual agents I see KW making the money and me making it for them so I'm looking to make the transition into investing. Long term I want to replace my income with cash flow from B&H properties but in the mean time I'll use what I know to tack fix and flips.
