Good afternoon!

I'm Justin Johnson, my wife Kylee and I are looking to build our REI team in Tucson (lender, agent, contractor, property manager).

We plan to use the BRRRR strategy.

Areas:

  • Rita Ranch
  • East Tucson
  • Near Davis Monthan AFB

DESIRED SPECS

  • ARV 185K-220K
  • 3bd 2 bth
  • >2000 sqft
  • No pool, no fireplace
  • Single or multifamily

We are located out of state so communication and trust is going to be key. We currently own and manage one rental property in Tucson.

My wife and I are extremely motivated and are looking to expand exponentially so we need a team that is willing to put in the work so we all succeed. We look forward to working with you!

Searching for options that I have for this unique situation.

I have a family member that is wanting to sell their property to travel.

ARV 245-255K-- Current loan amount 160K--Will need estimated around 8K in repairs

Seller wants around 100K. 

B class home, will make a great rental to add to the portfolio.

I'd like to think I have an advantage with the member being family so maybe I could roll into an Seller finance deal but I'm not sure how to become the home owner and get the seller the 100K. If I acquire the home for anything above 200K it will be a bad deal to take on. Just curious if anyone has any other suggestions or ran into this along the way. Thank you!

Apartment investing seems highly profitable. How simple is it to get one financed for a unit over 1M. I understand evaluating the property and making sure it cash flows, but the financing side of the house I still have a large gray area. Thanks guys!

I have been heavily educating myself and have now started down my road to Financial Freedom. What is the best way to take minimal losses on a brand new 2018 vehicle? I realize now, that I made a huge mistake buying new and I can greatly increase my monthly cash flow for other, more important investments. Thank you!

Me and my lifelong best friend have decided to team up and tackle real estate investing together to make millions. We want to do it the right way the first time so we do not compromise our relationship and prevent any unforeseen events. What are some things we should be discussing or doing now to prepare? I am currently stationed in Korea and he is located in Texas. I am not sure where I will be located once my tour is over here but regardless we want to get involved together in investing someway. I know we will need to see a lawyer to get our partnership in writing but what more specifically do we need to make sure is in there? Thanks guys!

Wanting to build up my cash reserves over a 1 year period. I am curious if their are options out there that I am unaware of. Looking for examples other than setting money aside from primary job, mutual funds, Treasury funds, CD's, existing rental properties, ect.

Just closed on a home in December. This was before I knew anything about real estate investing and just wanted a nice rental. Well to me at the time it was just a nice home in a nice neighborhood. Now that I have actually pursued education in this field, I feel I know what needs to be done to get started. 

Bought this home with a VA loan, appraised at market value. 1600 sq. ft in Tucson for $225K. 2 Story, 3 bed 2 bath upstairs is a master suite. My stand on it is that I should just sell. I would have to dump $20-30K of money in it to maybe make $5K in return. So an increase in equity doesn't seem like the route to go.

I also am not seeing much profit renting. Mortgage is around $1400 so Id be lucky to make $150 positive cash flow, so by the time a year rolls around if I even have one month of vacancy there goes all of my potential profit. 

Just trying to get some input on my situation. I am also married and may be considering house hacking if we can ditch this property. Thank you for your input!!
