I started pre qualing my buyers via Google Forms. It's free, digital and you can make it as simple or in depth as you'd like.

It's essentially a survey but it's a easy way stay organized by capturing a digital copy, into collumns you specify. It also makes you more attractive IMO by allowing the investor to fill out his/her infomation at their convinence without hassling them over email or text.

100% sounds like you're on the right track. One thing you can do to make it easier to build your list and ease the signup for the investor is the have them fill out their info on Google Forms. It's free, digital and you can make it as simple or in depth as you'd like.

I have a friend that’s looking to get starting in real estate investing in Buffalo, NY.

He needs an agent that will help him source properties and respond accordingly.

He is an out of state investor so prompt communication will be key.

Searching for a spreadsheet or something in place that you guys are using to keep everything in one place that’s easy to reference and organized.

We’re analyzing lots of deals and trying to keep up with them in our notes is becoming too much.

Just looking for something cleaner and more efficient!

What are some options for the homeowner when it comes to seller financing? My target is property tax delinquents but once word starts to spread hopefully I will receive other distressed offers as well, but just as committed to either as long as I'm helping people.

For example:

1. I can pay their delinquent property taxes and assume the title.

2. As is cash offer

3. Turnover to a realtor

Started direct mail, just want to make sure I'm locked and loaded with options to best serve the homeowner.

Focusing on SFH flip. Considering building multiple teams across the US in markets we want to be in at the same time. I don't know if I'm getting ahead of myself or if that's indeed the correct move to be making. We're just starting out so we have to lean on our team mates regardless of the area so in my opinion we're just expanding our reach.

As of right now, we have acquired private lenders to fund a hard money deal. Pre Approved by hard money guys. Reached out to local agents and wholesalers to start forwarding me deals. Contractors are proving to be difficult to get a hold of and the agents I'm working with are really giving up their contacts for some reason. 

Is there anything else I should be doing in the background to prep? 

Just making sure we are on course and prepared for pretty much anything that come our way.:D
