Hi,

Just curious as to what investors gauge as a good IRR for a single family rental investment? Assuming today's economics, many of the deals I'm running through a model are penciling at a c. 10% levered IRR. The property's CoC is rather low but decent upside through appreciation, would love to hear what people gauge in terms of good vs. bad vs. average for investment returns.

 1st things 1st is figuring out your goals, cash flow is pretty hard to come by in the dmv, however appreciattion is probably a decent bet in both those areas in the long term, Dc proper is actually down 15% or so since last year and is one of the few places in the country that entire asset classes and entire parts of the city are trading at are even below pre Covid prices. Next thing is finding an on the ground team and also figuring out what assets you want to focus on giving your distance, usually I’m not a huge condo fan but given how much they’ve been beaten down and given how relatively easy they are to manage I’d consider going that route. Couple questions, would be (looking at buying a potential ADU property in College Park, MD). Just trying to tighten up my underwriting / model assumptions. Have a few questions below, would love if anyone has any advice.

  1. What is a good range for variable operating expenses per month? This will be an expense / tucked away from rent. 
  2. What is a good range for capex per month? This will be an expense. 
  3. Would you assume you can grow rents by 3% every year?
  4. What is a good IRR returns target? I'm assuming a 20 year hold.

Thanks all, separately. Are there any recommendations for cities within close proximity to Breckinridge? Are there any particular cities that have become more popular over the past couple years / imagine investors have continued to expand on areas where you're in close proximity to the most famous ski resorts.

Hi everyone,

My name is Justin and I recently moved to London from NYC. However now I am looking to invest back in the US. I have reached out to a few personal connections (mortgage brokers, loan officers, etc.) and have gotten the general sense that an investment property would be min. 20% down with a c. 100bps increase on rate.

Wanted to ask the group if there are any other ways around securing a cheaper downpayment? Even 15% would be a huge help.

Have a close friend that is looking to move into the DC area (within the city). What're people's thoughts on buying an investment property and renting to a friend? What are some things to keep an eye out for? Ultimately I see this as a good opportunity since I would like to move back to the DC market at some point (currently in NY).

I will say it's a bit expensive but haven't done any serious due diligence yet. Just wanted to test the waters and see if there were any tips for people who are trying to do what I am doing. Brittany, thanks for reaching out, could you please explain what you mean by restrictions have gotten tighter?

Started preliminary conversations w/ my family broker, financing would either come from me or through my sister/myself. 

Currently live in NYC, signed a 12-month lease ending in June 2021. I'll be in NYC for the foreseeable future but in the meantime, interested in buying within the DC area (will inevitably settle down there longer-term). Any suggestions on first steps from people that have experienced this before? The big issue I feel I'm running into is how to afford paying NYC rent as well as a rental property in another state. Any workarounds here?
