Renting to a friend.
Have a close friend that is looking to move into the DC area (within the city). What're people's thoughts on buying an investment property and renting to a friend? What are some things to keep an eye out for? Ultimately I see this as a good opportunity since I would like to move back to the DC market at some point (currently in NY).

Don't do it. Unless you want to have an ex-friend.
Renting out property is a business. Don't mix business and friendship. Things will inevitably happen that are going to force you to choose one road or the other. The friendship road will be detrimental to you financially. The business road will be detrimental to your friendship.
