@Frank A Castro Sure, I know that VA would only approve a primary, which is why I am asking.

It sounds like you might need a new agent or need to have a super aggressive offer - no contingencies, over asking, pay your closing and pay the seller's too.

Are you looking for an investment property or a primary residence? I had a listing one time and the buyer's agent did not check that the buyer intended to use the home as a primary residence BUT had VA financing. I asked the buyer's agent and if it was a mistake and they said no, it's an investor buying with a VA loan, which multiple lenders have told me is not possible. That buyer did not get a counter.

The other thing could be the perception of the VA loan in general. Is your agent getting feedback as to why you are losing?

Fair amount in the city - I would recommend near hopkins. Not as much in the county and I believe next to non existent i middle river - but dont quote me on that

You can have multiple VA loans so long as they do not exceed the limit for a conventional conforming loan which varies county to county.

I'd be interested for myself and my clients.

@Dariush Vaziri if you don't mind any work, I'd look in PG close to the border - Capitol Heights, Temple Hills, etc - might need small upgrades.

@Nick Thomas Correct. Almost unheard of sellers to give closings costs around here even if you go over list.

@Nick Thomas Gotcha. Male sure you keep an eye on that timeline as well as the election period, assuming you have one

@Nick Thomas

Did you use the standard contract? Do you have a way out?
