HELP! newbie investing in DC!

I'm pre-approved for $325k, which is laughable for Washington DC metro area! I have a 10 year plan to buy and hold for cash flow. Where do I start in this seller's market? Willing to go out some distance from DC but not too far....I like to see the property. Flips are almost impossible. Maybe a small rental? Any suggestions?

With your budget, and if you are looking for cash flow, Id consider Baltimore. Much higher risk than DC, but you can be in the primo neighborhoods of Baltimore with your budget, just stay away from the risky areas.
