Time varies but I could do that size in 1 day (12 hour) walls only.

If you need to paint the trim add 1/2 day

If you need to prime the trim add 1/2 day

Yes, we do quarterly maintenance. We change Air filter, inspect under all sinks, check smoke detectors, spray exterior of home with suspend SC. We always email at least a week in advance and make sure to put in the email; if there are any known issues to let us know BEFORE maintenance day so that the maintenance person (me) can bring the appropriate tools/supplies. This gives you a leg to stand on when the "oh while you're here" problems come up. 

We put a smoke detector in every room so that gets us into all the rooms. 

We do this when starting a lease in winter, 6 month lease typically to end in May/June. A Summer vacancy vs a winter vacancy can mean over 15% difference in rate in our market. 

We just went through the whole process with my wife it sounds legitimate and UCIS is wants lots of paper proof. I would read it and sign it because I know how many hoops you have to jump through to immigrate the right way.

I have a home office and manage all my properties + do maintenance and rehabs myself.  I had over 2k miles traveled between properties, getting supplies, etc. last year.

Pretty sure my free google limit is like 15Gb before you need to buy more. That's a TON of spreadsheets.

I pre-build a spreadsheet for each property and one for mileage.

When I collect rent or expense something I just open it up on my phone and add the item or mileage. Easy to export as excel or pdf at tax time.

I know a good electrician up that way if you ever need one. DM me for their info if interested. I don't know what I would do if we moved away from our rentals because I fix everything.

The serious ones have zero issue with it. It will help filter out the non-serious ones. This method works better when your market is "hot" or you are in peak moving season. We try to time all our leases to end May-July

We put a lot of clear pictures on the listing. We do apps through cozy so it costs them $40. We stopped charging a processing fee as it was too much hassle. 

We tell them in the first contact:

The unit will be available to move-in xx/xx/xx

The unit is occupied therefore we are only showing to approved applicants
