That's not sketchy at all. Think about it, should the landlord include the tenant's cell phone bill and car insurance in the rent? Utilities are the responsibility of the people using them.

Why should the landlord list their rental $200-300 dollars higher then the actual rent is?  You will drastically reduce your tenant pool because all people see is the "number" not what's included in that number. 

As a follow-up I have considered using a "dumb" meter and just adding an IP camera facing the display so I can read it remotely. But that would be worse case if something like a wifi meter was not available or cost prohibitive. 

Does anyone have any recommendations for networked electrical submeters? I have found some with rs485 or straight mechanical meters etc. but I'm looking to submeter the attached apartment at my SFH and be able to access usage data over my LAN to keep from physically reading the meter every month.

If anyone knows a similar water meter that would be awesome as well.

 If you're all roommates in one dwelling there is one mailbox, that simple. Put the mail on the kitchen counter for all to grab....Doesn't sound like you'll all have access to the same kitchen counter tho, cuz it doesn't sound like these are actually your roommates lol.

I had a client who owned one side of a commercial duplex - and shared a mailbox with the other owner.  It was an "entertaining" adventure.  The other owner declared herself the mailbox owner in residence - and sorted the mail each day, even delivering it to the next door neighbor. The issues came whenever "something" was missing/not received...then it was a question of "did she take it?"  "Did she see it?"  Not good.  I recommend having the tenants arrange for a post office box off-site.  It's not expensive and most of us have gone paperless so the mail we do receive isn't really worth receiving anyways.  Hope this helps...

 Great idea on the PO box 👍 had not even thought about that. Yes we wanted to avoid the issues that come with sorting mail.

Here all NG suppliers charge $40-45 for the privilege of having service. Even if you use zero natural gas. Something to weigh in to the equation if similar in your area. Our tenants SFHs and duplex pay gas/electric so one less bill makes my unit more attractive, I also have less concern of CO issues.

The determining factor for me was heat, if the furnace is gas then so is the HW heater. If the furnace is a heat pump, then it makes sense to convert HW heater to electric (when needed). The cost for wiring a HW heater in materials is less than $50 depending on the distance from the panel. Now the labor and how difficult it is to run the 10ga wire is also a determining factor.
