Best way to market rental with current tenant still in place

I have a tenant move out mid June and would like to market the unit before move out to fill it by July 1st. So far I have only marketed empty units close by and organized one or two open houses followed by applications and then vetting process. I never really liked this approach. Has anyone collected and then vetted applications before the place could be showed?

@Andreas W.  I believe it's fairly common practice to market a property in advance of the existing tenants moving out.  Usually this works out easier when it's a warm lead or 'friend of a friend' situation that wants to move in.  If you are planning on doing a paint, carpet, etc. then you likely will not have the photography ready for it but you could always work out arrangement with current tenant to allow a few walkthroughs of the property for really strong prospects.
