@Wayne Brooks and I should have mentioned I would either sell or BRRRR but 1200 is extremely conservative again...it's a 4bd 4bath 2300 sq ft home 🤔

Other properties on the same street sold for 350 and over 400

@Jeremy Holcomb the seller spoke with a contractor already, and that is how he got that 150 estimate. But I used 190 to be conservative. Just looking for somebody that is familiar with the bigger pockets tool for BRRRR to help make sense of all of this.

Looking to BRRRR. Seller claims $150,000-$170,000 in total rehab. I used $190,000 in total rehab costs to be conservative. Conservative monthly income of $1200 for rent. Used 12% HML. Please help me understand this better. Thank you to anyone that responds.

I don’t think a hard money loan would be a good option for a downpayment. But thank you.

Besides raising money, is there any other options for downpayment?

A 12 unit $429,000 unit doesn’t really make sense to raise money.
