Looking to BRRRR. Seller claims $150,000-$170,000 in total rehab. I used $190,000 in total rehab costs to be conservative. Conservative monthly income of $1200 for rent. Used 12% HML. Please help me understand this better. Thank you to anyone that responds.

@Justin Goodin also have you had contractors give you estimates before even considering what rehab costs may be. I always put a clause in the contract that my contractors must come in and make sure I haven’t missed anything.
