Are you down in Lewis county? If so, My storage units are in your area. I am really focused on picking up more properties in the Centralia/Chehalis area. I think there will be a lot of growth in the next 5+ years. Would be great to connect.

I think the idea of the kiosk was great for a minute but they are quickly being phased out. Upfront they are very expensive and they don’t offer much more than what a company like easy storage solutions offers for a much better price. I don’t think a 40hr per week manager is necessary at all. Especially if you have a more remote/rural site. There is no kiosk or program that can replace what a human can do. You will need some sort of boots on the ground to help with clean outs, lockouts (there are some fancy systems that can lockout for you), ground maintenance etc.... If you plan on trying to run a storage facility through 100% automation your facility will suffer a bit. As many others including myself have stated, storage is much more of a retail business. You can do a lot of it through automation but there are somethings that you need boots on site for. There are a lot of different ways to go about that.

Great investment but as others have mentioned, it is very much a retail business so be prepared for that unless you are planning to have someone else operate for you.

Hey @Hud Floyd and everyone else in the post. I’m located in western Washington and work at Lacey FD as a PM/FF for the last 8 years. I have been in the service for a total of 10 years. I started investing about a year and a half ago and Currently we Have a few SFRs and some storage units. Looking to transition over to multi family this year. So cool to see so many first responders posting in this thread. Very exciting.

I like the Portland area a lot and think it will continue to be a strong area to invest. It just doesn't fit within my goals. I wouldn't want to put 25% down on a half million SFR and live without it for 8-10 years while I was betting on the asset to continue to appreciate. I like to put my money to work on value add properties with the hopes of getting it back ASAP to put it to work on another project. Everyone's goals are different. If this project fits your goals, then go for it 😀

I wouldn’t go into a deal betting on appreciation. I don’t know when the market will head the other direction but I do know that people get themselves into trouble when they bet on appreciation. Don’t get me wrong, a lot of people win and do well playing the appreciation game but it is my opinion that we are at or near the top of the market so I personally wouldn’t gamble on continued appreciation for the win. If your property doesn’t cash flow and your half a million appreciation bet turns and goes the opposite direction, what will your plan be?

Lots of great things to do in Washington State. I actually live about 15min from Ft. Lewis. I am mostly investing in Thurston and Lewis county but if the right opportunity came I would most certainly take a deal in the Tacoma area. Oh my. That is tough to swallow huh.m. I’m sure there plenty of folks who have stories similar to ours and/or worse than ours 😏. It’s hard when at the time you feel your decision/s are the best option only to get to the other side and wish you would have done different. The important part is as you stated “lesson learned.” Hindsight is always 20/20 right!!
