If you are buying a duplex to house hack you may not need a property manager for this. Just use Rentometer, Craigslist, and zillow to find out what rents are in your area. If you are going to house hack you will be right next door so you should be able to manage this all yourself with giving up your income to a manger. Zillow makes it really easy to find renters these days and it’s free to you. Definitely won’t hurt to talk to a property manager but don’t waste your funds on it for one home. Do some research and compare what local rents are to what you are looking to get out of your househack.

So cool you are having success in this area. Do you currently live in WA? Most folks, including myself are scared to invest in the montesano and Aberdeen area due to the reputation of poverty and drugs. Maybe things are changing? Are you managing these homes yourself or are you using a property management company?

Did you flip this home in Tacoma from Chicago? How did you fund the deal. I am in Tacoma and looking to flip a few homes to build some capital to put towards some buy and hold investments

There are plenty of wholesalers in these areas however our market is so strong that even the so called wholesale deals that folks are bringing are market price. If you know no different you could get suckered into buying something you think is a good deal simply cause they say it’s wholesale. Make sure you run your numbers just as you would with anything else and don’t let them talk you into hurrying. I speak with Caliber Real Estate every so often. They offer wholesale deals. Give them a try.

Maybe the deals are moving so fast and easily in Idaho that there is no reason to post to BP in search for out of state or distant individuals. Also, Idaho is a fairly small market so the activity on BP will be much lower in comparison bigger markets. I know there are a lot of hot spots in Idaho right now. I speak with a broker and property management company in the Boise area and homes fly off the shelves for them right now. If I am sent a great deal and it takes me longer than 24hr to respond, it’s gone.

Your numbers look good. I’m not familiar with this area that you are investing but I would personally want to know why the building sold less than a year ago for $25k more than they are currently asking to resell.
