I came across a duplex where I could get a 22% cash on cash if I house hack.

My portfolio lender requirements:

If I house hack
20% downpayment 
30-year term

If Both Sides are Rented
25% downpayment
15-year term

I am curious about what happens if I house hack for a couple years then move and rent both sides? Will I have to change the terms in my loan to a 15-year loan or will I be able to keep the 30-year term and only increase my equity to 25%? This would be my first property, so I want to make sure my projections are accurate. 

If I can get the 30-year term after moving, It would be ~15% cash-on-cash. If not, it's about 4-5% and would really hurt my cashflow.

I was looking through listings on HUD for foreclosures and came across a listing that I'd snatch up right now, but other sites show it was sold in 2015 and is off the market. Is HUD's foreclosure listings up to date? If so, hopefully my fiance and I have a starter home soon.

I'm a software developer for smart apartment property management software startup. From our market analysis, we have found mid-high end millennial markets are willing to pay an extra 10-15 percent on rent if the unit is move-in ready smart device enabled. That's lights, locks and thermostats. The challenge there is the hand off of devices when tenants move in/out.

@Lee Ripma I don't know much about rehab/renovations but I do know how to install and manage a smart apartment. I can get wholesale costs on smart lights locks and thermostats and have free access to a platform that allows for tenants to control their apartments through their smart phone as well as pay rent, request maintenance and communicate with me directly through their app. For a minimal initial investment, I can increase rent 10-15 percent because of the smart movin ready amenities, which pays off in less than 2-years.

Hi Everyone,

My name is Justin Christian. I just started looking into real-estate investing and am trying to learn as much as I can as fast as possible. I'm from the Kansas City area and work as a web application developer and video producer for a smart apartment property management startup in Kansas City.

After sitting down and interviewing real-estate experts for my work, I quickly became interested in real-estate investing. 

I'm currently looking for my first investment property. I'm interested, from greatest interest to least, in Loft Spaces, Duplexes, Triplexes, Fourplexes and Single Family Homes. For my first investment, I'm trying to find a property that would be a good buy-and-hold investment that I can renovate into a smart apartment. I see a lot of potential in bringing real-estate into the 21st century and so that's the path I hope to embark down on my real-estate investor journey.

I've been able to find a couple prospects in the last month, but am hesitant to pull the trigger because I didn't know enough about the market. I'm happy I came across this community, because I have learned so much and am starting to feel more confident in analyzing deal. I look forward to learning more from the community and helping where I can.
