@Kuba F. I'm finding MLS to be lacking for sure. Where might I find wholesalers local to the markets I'm investing in?

I'm a general contractor, this is the area that I'm most confident with. I have extensive experience estimating and managing projects. What I'm getting hung up on is finding the inventory to flip. I was with a realtor all day today looking at properties in several markets and I came away with nothing. I'm wondering how long I'll beat this to find a good property. I agree with starting small and those are the types of properties I've been looking at.

@Clayton Plank thanks for adding your experience and guidance to this thread. Do you specialize in flips? I'm hoping to begin flipping as soon as possible. I looked at some properties today, but I didn't see anything that fits as of yet. Do you have any advice about finding the right market to flip in? Any advice in general about flips? I'm looking at using private money to finance the project(s) with exit strategies being 1. Sell and 2. Refi. I'm looking to close and be back on the market within 2 months.

Don't wait. Invest as soon as you can. Reinvest your gains and continue to compound. Use other resources to your advantage, networking, financing, skills, biggerpockets.com and do what you can. The real estate market is not static and timing holds much value too.

@Account Closed What a great thread you've started. Thanks for your help.

I'm in the mid Hudson valley but I travel weekly to the lake george area. I have been contracting for the past 6 years all over southern New York CT and NJ, and my family has also done so for the past 30 years. In terms of investing, we built a spec home at the peak of the RE bubble and ended up not being able to move the inventory after it burst, until fairly recently. We were however, able to rent it out and we didn't take much of a loss on the process. It was a great learning experience. That being said, I'm planning to form a new LLC this year and begin flipping. The numbers are obviously different than a hack, but a lot of the principals are the same. I would love to talk to you more about the markets that you're in and even more diversification in my investment choices. My ultimate goal is a lot like yours, i want to be able to make a difference in the communities that I invest in. I should also note that I have developed some good relationships with several private lenders and I may have unique access to funding on multiple scales. What I am lacking is insight into the local markets. How do I find what type of homes are selling? How do I find the right realtor who is on the pulse of market values after rehab? I'd also love to hear more about clifton park and Saratoga from your perspective. .

@Matthew Rollo I missed the webinar last night. I have a friend who has been flipping for the past few years in upstate New York. I'm gonna try to meet up with him this weekend for some advice. I think most of his deals were done with cash though. I'll share any good info I might find.

this is a great post. I'm looking forward to more responses but @Andrew K. thanks for the info. I'm also making the move to flip this year. I have an equity partner and I have significant equity in my home, but the HML route seems like a very good alternative. I like the plan to purchase with hard money and rehab with personal money. Good luck to you and @Matthew Rollo as well.
