@Jay Hinrichs I most definitely appreciate these recommendations. 

I appreciate all of your input. I'm diligently working to build relationships with other lenders. One of the downsides to working in this rural market is that there's not many lenders outside of traditional mortgage lenders. I didn't pay any upfront fees to this lender so that's something in my favor. My real concern is losing this deal and future deals.

Yes it is. Fix and flip. This market is warming quickly.
