Yeah that is what I’m seeing. Rents are high too, don’t get me wrong. It depends on your strategy. Because the market is good for selling it’s hard to not take the 40K payout vs the 100/month cash flow. 

Hey @Ryan Klein, thanks for reaching out! I'm in the Allentown market. I have had the opportunity todo a few BRRRR's. Most of them were a couple years ago and because of the market I'm mostly working on flipping now. That being said in my investors group I know folks that are still making it work. It's probably beating a dead horse but it just depends on the deal, but I would say there are still deals to be had for sure, just having to look a little harder. There is info about our group over in the events section if you are invested in connecting more about the Lehigh Valley market!

Our next guest is a dear friend of mine! She is a wife, mom, chef, podcast host, gardener, and a woman in construction! I have had the pleasure of sampling both Laura's cooking AND her company's fantastic flooring installations on multiple occasions. From hardwood and LVP to tile flooring and backsplashes, I have seen what a game changer her company can be for my rehabs. Laura just launched her podcast, The Construction Lady! Check it out here! 

She will be diving into more of her story and how women, wives, partners etc. can pitch in on both construction and real estate investing! Get a babysitter if you have to but make sure your wife, girlfriend, sister, mom, and any other woman in your life is at this meetup!

I could not be more excited to introduce Jim Bachert! I'm eager to learn from him this month as he talks about his new gig, Million Mile Investor. Jim is an investor and an avid travel hacker. Combining these two passions will give us a lot to discuss! As investors we are often times putting out lots of cash to purchase materials, supplies and paying vendors. I'm pumped to learn how to turn those purchases into sand between my toes in a warmer climate!

I'm excited to introduce next month's guest, Gary Elbert! Have you ever had a million plus dollar deal fall apart, but still find that you are friends with the other agent after the dust settles? Well, that's how you know you've got a good friend on your hands. I have been inspired by Gary's story of digging into real estate at a young age, and figuring out ways to make it happen when others thought it couldn't work. He is working on a really cool space of real estate investing that we don't hear a lot about. I'm excited to have him share more about that at our May meet up! What a blast it was hearing from Emmanuel "Manny" Suarez at our March meetup. If you joined us, you could tell what a passionate and caring man Manny is and how much he cares for the city of Allentown. I would be remiss if I didn't mention how important God was to his journey, and how he felt His leading in many intersections in his investing journey. I'm not sure what your faith journey is but wherever you are at I encourage you to think about what that looks like for yourself. It was a good reminder to me, as we all are investing in real estate, that there is this added benefit. We have the opportunity to change peoples' lives. We get to be kind, caring landlords. We get to listen to our tenants. We get to renovate and improve properties so that people have a nice place to live. These are some of the many reasons I'm passionate about real estate investing.

Manny's perspective in real estate investing and having a larger perspective has had a huge impact on my life and I'm grateful we had the opportunity to hear from him.

Speaking of people who have had a huge impact on my investing career, I'm excited to announce April's guest speaker Nick Spade!!! Property Manager, Flipper, Multifamily buy and hold investor, or all of the above? I truly can't say how much Nick has done for helping me get out of my own way and take the next step in my journey. I hope you all come out to hear his story. I had to beg and plead with him for over a year to make this happen so don't miss it!

I have had the pleasure of working with many awesome investors in Allentown City but few have come close to how much I respect and admire Emmanuel "Manny" Suarez. I have had the pleasure of rubbing shoulders with Manny for several years and am super excited he agreed to share his story with us. I'm excited to pull back the curtain and hear both his back story as well as his vision for Center City Allentown, which as you know is near and dear to my heart. What a blast it was to pack the house out with investors who are committed to achieving their goals this year! I had a blast in our small group learning about some of the wins from '23 and hearing how that is fueling your goals for '24! If you could not make it you missed a good one. Here are the highlights!

We discussed the the Light House approach to goal setting:

- Look at the big wins from last year

- Brain storm goals for the next year and pick the most exciting one

- Decide what your 90 day target is to push you towards achieving your year goal

- Track the actions/habits that it will take to hit that 90 day target

We also had a blast reviewing an ON MARKET deal and seeing how the numbers play out. We are going to continue with that conversation next time by reviewing some more deals on the whiteboard and hearing from our guest speaker Angela Carden on how to make on market deals work! We will discuss flipping, BRRRR, and buy and hold so make sure to come with your notebook, calculator and an open mind to drink from a fire hose!

We had a fantastic time hanging out with my man Bill Goodland last month! It was so cool to see how he was able to house-hack his way to 10 units in a short time, but also how he was able to get other deals along the way. One thing that was clear about Bill's story is that nothing happened by accident. He had a plan and executed on that plan from day one.

That is where I'm super excited for what we have coming up next to share with you all. I'm not going to give it all away in this email, but let's just say we are going to get to peek behind the curtain and see the Light House Realty secret sauce for making plans become reality.
