I’d say there are not many D class areas. I’d say regardless of the property, condition will attract good tenants. It’s hard to avoid alleys all together but if you can I do just so I have better parking options.

Hey Chris, 

If you are coming from out of town id say that comment about 4th-15th is sorta accurate, I would more say 17th to 7th, but splitting hairs. The main rule of thumb is that as the number gets smaller it gets more congested. My favorite spot is between 17th and 12th. It’s got good inventory of multi-family, but its not so congested that you can still find easy parking and there are some nice parks and so forth.  At the heart of the city is a lot of development going on, lots of nice class A apartments still being build around the arena, some of my favorite restaurants are down there as well.   I don’t think there are any specific areas to avoid, just some preference block by block. Have you visited?
