that would be about same thing as a deck railing requirement.

They have a rule that "I think" says railing spindles cant be more than 4'" , So a 4" ball wont go thru. and underneath a 6" ball. Reason for those number is to prevent kids heads from getting stuck etc.

And railings and handrails required over 2 steps high. So you can add a bit of rail up top and be good to go if those size balls wont pass other points. If they do alter so they dont or start over with better materials.

My main question,,,is that handrail shakey and loose or pretty rock solid??? If its not right,,,make it right or you know where lawsuits will evolve from.

whats a steak and bingo day?

Does that mean as long as they are service and they are transfered to xyz, farthest regions of the world,,,you can still collect like that??

What happens if they are just ready to get out?? Then your out of luck?

I havent had ANY luck collecting judgements. Maybe should have bit the bullet and turned them over to the collection bureau for half.

I 'want' to have a window above the tub shower but building inspector says NO window. Does anyone 'know' of an building code approved window for above tub use??

Tempered glass maybe? Has anyone had a window above tub and been approved ?

My opinion is baths are too dark without some daylight. Inspector says turn on the light.

Any possible solutions to this dilema anyone can think of? Tub covers entire exterior wall here, no other space. Its a cheap rental, does one of those skylights or domes make sense? Leakproof??

I checked that site out. If I wanted to apply for a real estate license they have hundreds of forms there.

Just like dozens of other sites I checked, not one purchase agreement.

All sites I see they want you to buy that.

If I get out and about today might try a stationary store, what would be a good bet there??

The last stationary store purchase agreement I saw was awful. Think composed in 1910.

Sold a rental to a long term renter. He has lived there 15 years. Where is the best place to get a fill in the blanks generic purchase agreement form???

And what other forms/disclosures are required these days?? State of Nebraska if that makes a difference.

Just as a strange observation,,,,is it normal to be on say page 3 of recent posts, click on a thread, complete reading that thread,,,hit back button,,,and it sends me back to page one automatically. No matter what page I WAS on it goes back to 1. Is there a way to go back to the page I was on,,,or where I was when I clicked a thread???

I am not a tax expert at all Others may chime in. Generally you would PAY taxes on the 60K loan writeoff PLUS any depreciation taken in past years. So would/could be 90-120K of income to pay taxes on and probably at ordinary income rate. NO loss on your part to offset with. Sometimes people cant afford to short sell.

Do you HAVE to abide by the existing leases?? Or does a NEW owner get to raise rents etc.?

IF you cant raise rents chances are you cant kick them out either unless they are greviuos default

the thing that comes to mind is the congestion and traffic twice a day during school days.

Also the 'noise' factor of the playground.

Parking may or may not be an issue,,,check it out first!!
