dont refinish, replace. Get a good steel one with porcelain finish. Fiberglass doesnt last long. Put cement board and ceramic tile above ,,,not those cheap surrounds.insulate and plastic sheath as necessary.Nothing is water proof, only resistant.

Get good cabinets at discount stores or craigslist seconds and paint them.

you better get a better handle on what the lot is really worth. Ask for a 'swag' guess from an appraiser that does most of the work in the area for loan companies.

Or a realtor that specalizes in industrial land. That would be a small industry site.

15k for a light industrial lot seems not hard to come by unless its in a war zone. Speaking of light indust.,,,how in the world did your city zoning allow you to build a residence on THAT?????

And are you talking another garage or your house has NO garage??cause of no room? If your lot is also 1/3 to 1/2 acre you should have room for a dozen car garage.

Even the different contractors who know code and know city crap the inspectors spew dont get permits unless they are forced,,,they hate permits as much as any body.

I find it funny trade pros dont get permits either when they darn well know they need them. Even need a permit to replace a water heater.

Worst habit inspectors have is requiring whole property to be inspected when only part being fixed is something else. Like requiring modern wiring if pipes are changed. IF the bathroom stool doesnt have required 15 FULL inches on both sides PLUS paper holder width your house is tagged and condemned. Same with crawl space walls and footings less than 48" frost depth.

SO long story short, everyone keeps them out at all costs.

Mark Haroldson for me. hope thats spelled right. Had a neat workbook loaded full of forms for every purpose. He liked conversion old houses,,,,I NEVER bought one of those

you said roof is original,,,,maybe,,,On this old of building better not be. Have you or your trusted roofer crawled up for a look. Ground views are worthless. IF by chance this is a flat roof, built up, it could become a nightmare. High maintenance and replacement per year.

Heating and AC same way. add to this ALL the plumbing,,,,is it copper, galvanized iron,cpvc,cast drains????Or lead drains first? Have you looked at this building when its raining??? Drainage working,bad puddles in bad places?downspouts functioning?

If they bought and trying to sell this soon after,,,something doesnt smell right. BEWARE of buying their problems. Talk to some tenants, they will know and tell you hidden problems

'here' thry charge you all the way back to the main tap. Gets expensive under the paving. Thry fix and send a bill for every piece uf equipment they think they need plus a licensed plumber.

Could it be an old line? Sometimes comes up on an angle

first of all make sure its CLEAN of lint,,,exhaust hose pipe always needs cleaned often, specially on gas dryers or it becomes a fire hazzard.

Saw one nobody cleaned in forever,,,,got over a stuffed grocery paper bag out of duct from dryer in basement to ground level,,,,about 6 feet. Dryer worked like a charm after and they were ready to throw it away before.

IF you use "pay by the 5th" YOUR teaching them to be 5 days late. 'used' to do it that way,,,,no more,,,teach them number one is the date,,,second number one is YOU. Teach that to them,your odds get better.

there are rules and regs on how a ramp is made. 95% of those I see wont pass. The main thing people forget is you have to be able to get up and down safely and as steep as most are made,,you cant. Dont remember the rise allowed but it is VERY gentle and takes a very long ramp for like 3 steps. and the switchback ramps are even more regulated. If you do this do it right or liabilty got worse than better.
