Having trouble starting out. How would I know what areas are good for wholesaling?? I've been driving for dollars. Different neighborhoods in the 5 boros. I only seen bandit signs in queens. What are the tell tale signs that let you know a certain area is good for wholesaling?

I was looking into purchasing a multi-family home in south Florida close to Miami. I talked to an investor I met from the area and, she advised me not to buy property down there because it will be underwater in 10 years. Is there any truth to this? So far I've looked at articles online but I've yet to find concrete evidence...

4 units 2 bedrooms 1bath. 

Hardwood floors. 

House needs some curb appeal 

Small yard nothing in it. 

No parking 

Currently has one tenant. 

Has upside. Can raise rents

Is it appropriate to ask a realtor for information off the MLS? For instance I'm trying to get cash buyer leads. So I asked a real estate agent if he could provide me with a list of homes that were bought with cash in a certain area. The agent said he never had anyone ask him for that kind of information and asked why I would want information like that. Is the agent inexperienced? or is it my inexperience?
