@Odie Ayaga just to clarify the under writing isn’t part of the numbers for the deal itself? I’ve heard so many different things in regards to the. Analyzing the deal and under writing is the same I’ve heard it’s not..

@Odie Ayaga Thank you thats really reassuring, I want to start and figured that would be a great place to start. I understand that too the fact that everyone will always tell or have a specific view on a topic bc maybe it didn’t work out for them.. I am serious about investing, long term I want to buy and hold small apartment complex 10-30 units.. but like you said the funding for that can come later after I started investing.

@Shiloh Lundahl while I agree, I’m in the learning phase as well. Not saying that I know more or less than the next person. I agree that information is free and that’s doesnt equate to education. I also feel that hands on education is best. I don’t think you have to spend a fortune to get an education. There’s to many so called gurus out there willing to seek you a dream. From “ wholesaling doesn’t require money” to what ever the next guru is selling. I do think that in this business the only way you actually learn is by doing. The more you read and listen you can put yourself in a better position doesn’t mean you’re not going to make mistakes everyone does and something will go wrong but that’s part of the business. I think the problem is when people read or listen to one article or one book or one podcast and think that’s law. There’s always three sides to a coin.. Heads, tails and the ridges in between both.. listen to muppet podcast and multiple people,read more articles and more books. Network and learn from people that have done it. From my personal perspective I’ve seen and have plenty of help from here and by networking I’m not

Naive to believe I won’t make mistakes but I feel I’m in a better position to minimize mistakes but knowing that on my first deal I won’t know everything and there’s going to be something I could have done differently or better but that’s with everything In life.

@Greg Dickerson That's why I asked. Bc I've heard HML can be difficult., but that's what I had I'm mind honestly. I understand people always make it sound easy. But the truth is there is little things that go into it. I've done research on the market but want to do more boots on the ground research.

@Jerryll Noorden That makes sense, I will read more about ARV's, and what repair are needed first. To my understating correct me if I'm wrong I've done some research. The Roof is usually something to look at when was the last time it was changed, how does it look now? That's one boilers are another.. and the smaller stuff like painting and etc.

@Odie Ayaga This is usually done in the underwriting correct? Going with an contractor to see how much work is needed?

As far as the details is there anything specific I should be looking out for?

Seems like HML makes a lot of sense especially for me at this stage of my investing career.

@Guifre Mora and from your experience how is the interest paid out for the most part.. of it something that can be agreed upon or that’s strictly up front? Have you seen it where the parties would agree to let’s say 10% return on investment or is it strictly interest?
