@Ryan Freet Thank you I’ll keep that in mind. I have heard that on a BP podcast episode that cheapest isn’t always the best.

@Ryan Freet Thank you, that’s my biggest concern the repairs cost. I’m trying to analyze at least 2 deals a day. Was getting stuck because sometimes it seems the numbers could would based off of my estimated rehab cost. But then I get to thinking if they would work why hasn’t someone else taken this deal. So that’s why I posed the question. Your answer does give confidence so thank you.

@Mark Durham Understood, for seller finance what tips do you have and how do you offer it? Do you give them multiple options how do you usually present the offer and thank you .

When doing it this way, you just structure the deal where they get paid and the mortgage gets paid as well correct? How does the interest typically look on these deals I understand it’s usually deal by deal case.
