From my understanding lenders aren't allowing ppl to get the equity from a rental/second property right now

Call every broker in your area and let them know your criteria, follow up bi-monthly. Send them a small gift when you close. best of luck 

Also, walking for dollars is very efficient, gets yoir face out there.

look into subject to financing! it's a good way to add some properties. 

HML are getting tougher on their terms, make sure you have liquid reserves

I suggest you check out local banks in your area (or the area you plan to invest in). be upfront about what you want, cash out refinance. They'll let you know the rate. Ask about closing cost. The old loan will go away and the new loan will start the clock on the new term. best of luck

Sssuming its the conventional loan, have them do what the lender asks (paperwork), during closing, they add you to the title.

If tenants are there when I walk through, I ask them questions: example anything need repairing? how much are you paying?  do you have a lease? i try not to overwhelm with with 21 questions but just some general ones
