I currently have Farmers Insurance for my 2 unit multifamily in Jersey City Heights. Which I pay around $1,600 for the years. 

I also have State farm for my condo in downtown I pay around $450 for the year. 

My insurance agent is pretty unresponsive. Does anyone have an insurance agent they have used in these areas that they like?

I live in the NYC area I was wondering if anyone has ever been an investor for a developer for a funded investment in Brooklyn? Or in general have been investors with developers in their area? I found a company that came recommended from a mutual friend. He's an architect and has been in business since 2006. The fund would be investing 100,000 for 5 years and getting an estimated return of 18 - 24% annually over the course. Again nothing is guaranteed but his track record shows promising. It would be in 5 small rehabs for buildings in green point BK.  Any words of advice?  With the market being so hot for sellers I thought maybe this would be an interesting route to go down. Curious as to what peoples take are.

Maybe my best bet is trying to find an agent who specializes in foreclosures and short sales in BK? I'm not against doing some minor home improvement work. Does anyone have any recommendations?

@Carl C. what is your background? I do sometimes see other great condos pop up in chelsea or East village but the location always seems to be a little off.

445 sqft. for 860,000 I have them down to. 

I know its more pf a personal question if I want to deal with being a land lord anymore or not.

Hahaha well its more I want to be in NYC. I've lived in JC and done the house hacking. I'm currently a renter paying $2,200 for a studio in greenwich village which is rent stabilized. This property my  monthly payments would go up to $3,458. I can afford up to $3,700. However that's with putting less into savings and more into spending. I guess my question is is this a once in a life time opportunity to actually have a condo in the west village or do I hold off do one more investment and probably getting something with a little more perks in chelsea or east village which are second options. I just can't tell if a condo for 860,000 in west village is just unheard of and I should jump on it. Again cons are less in savings, 5th floor walk up and no washer dryer. Otherwise it's a step up from current living situation.
