Has anyone used any of those Worry Free or home insurance things. I was checking this one out from Sears https://www.searshomeservices.com/home-warranty/compare-home-warranty-plans

I'm debating if it's worth it since they charge $75 a month and $100 deductible per claim up to 10K per issue with 50K annual cap.

Thanks for all the advice everyone. For the next tenant I'll be sure to address the carpet in the lease or any other things the tenants leave behind that get reused. I make all my tenants carry renters insurance so I told her if it gets completely ruined to go through her insurance and if something happens outside of our control I would put something on the floor which may or may not be carpet but since she's such a great tenant and I want her to stay I would work with her on what that would be but ultimately it would be my decision on what it gets replaced with.

Question for land lords. 

My first set of tenants put in new carpeting in the basement that just had a bare floor prior. It did flood and did minor damage to it but we kept it and I told them prior they are responsible for anything that happens to it so we let it be. 

My new tenant who has been great and takes great care of the place wants to redo the carpet that she will pay for ( we have been flood free since but you never know). I told her that's fine but she's responsible. She followed up with, "If the issue is completely out of my control (i.e., flood or major leak that is outside of my control), I would assume that this wouldn't be my responsibility (just like it wouldn't be my responsibility if something major out of my control were to happen to the existing carpet). Please confirm."

Do I agree to replace the carpet if a flood is to happen? Do I tell her I'm responsible for the current carpet she did rent the place with but not the new one? I guess it's not her personal property since I want her to leave it when she leaves like the current one. Should she only be responsible if the instal isn't right or a problem happens because of the carpet not to the carpet?

I'm going back and forth on this because she did rent it with a carpet, she's a good tenant that I wouldn't want to lose but carpet isn't my first choice and I may or may not want to replace it with the exact carpet or be responsible for it. However it does make the place look nicer to have something down. 

Any advice would be amazing.

Hi, 

I've found two properties I really like and I can't decide which would appreciate faster/ better over time. One on the Lower East Side ( Suffolk and Rivington) or WV with is ( 6ave and Minetta Lane). 

Pros and cons 

WV:

Needs upgrades in kitchen and bathroom

Closer commute 

More trains

Bigger apartment

Better light 

More parks 

LES:

High end renovations already

Maybe appreciate faster since alot of development is happening

Board seems to be more relaxed 

Quieter street

Question for everyone who lived in a co-op in NYC. I'm looking over the process to do repairs in the building. Is it normal for a board to charge processing fees to review your plans? Apparently this one board charges $1,000 processing fee for major remodel repairs, just to look at the plans. $500 for medium repairs and $200 for minor. I don't know that sounds insane to me but maybe this is typical? 

Also is it typical for them to require a company to have million dollars in insurance?

Is it extraordinarily expensive/ difficult to make upgrades in your unit in a co-op or is it the same as other places in the tri state area?

I want to live in it and over the next 3 - 5 years update the kitchen, add a washer dryer things like that. This current board doesn't seem to be too bad but still going through attorney review. I'm just trying to think how I can increase the value with me living in it and doing some updating.

I love living in NYC. Most of the real-estate in my budget are co-ops. 

Does anyone else live in a co-op in NYC on this site? What have been the pros and cons of investing in one? What are some things I should look out for? Is it case by case with the board to get approval for home repairs? Would love any guidance on this. Thanks!

I've been using E-renter to screen my tenants but does anyone use any programs that give you more of a break down as to where a low credit score might be coming from? Is that something a screening program can tell you? E- renter just tells you if the pass or fail the score you require not what might contribute to the low credit score.  I think it would be nice to know if its student loans, credit card bill, or medical bills? 

Any recommendations would be appreciated.
