@Stephen Witkowski A good agent knows the inns and outs of transactions, contracts and the deadlines that come with it. If a property is on the MLS then you have to use an agent, either your own or the listing agent. At least in my state you do. And the best part is that the seller pays the commission, not the buyer.

@Christopher LaneThat’s too bad that your wife is not on the same page as you but I’m sure there are many relationships that have the same struggle. You might have to work twice as hard To prove that you will be successful at real estate as an (adult with your own houses and not your families). Good luck and keep going strong.

@Michael B. I know someone that rented a house with a basement got water on a regular basis. The rent was a little cheaper and the landlord only told him that it comes in occasionally. There was a sump pump as well as I water pump That sat flat on the floor and his pipe to the outside. It turns out the basement leaked when it rained,when it snowed and when things thawed out in the spring. The landlord never told him to store things up on shelves etc. and a lot of their possessions were ruined. It was a frustrating experience for them. Just as close it and let the tenants make a decision.

@Phil Sharp I wouldn’t recommend quitting until you have a few homes under your belt. You’ll need to show income to qualify for future loans. Until you’ve built up a stable of homes, I’d keep working and earning w-2 income. I think your Net passive income would have to be quite a lot to qualify with only that.

@Brandon Ribeiro you can ask for the seller to pay up to 3.5% of the closing costs.
