I was wondering if anyone knew how to get in touch with asset managers here in Central New Jersey to be able to go directly to them instead of the real estate agent. Can anyone recommend any asset managers in the area?

Hello All, 

I was looking for some banks that people have worked with for new construction homes. We are building a few homes as an investment and have yet to find any banks that are easy to work with that have good terms for new construction development. Any previous experiences would be much appreciated.

Hello All, 

I need someones help asap. I have court tomorow with a tenant of ours who belongs to the section 8 program. They were not paying rent so we are filing for eviction. We are also charging them late fees for the days they paid late close to the end of the month when rent is due on the 1st. Judge said we cannot charge them a late fee but said if we can provide a court case that shows we can he will have the tenant pay it. Can anyone please assist?

Has anyone ever used mailers to locate flip homes and purchase them directly from the owner like that at below market price? If so can you please recommend an advertising or mailing company that you used.

my main concern was liability. Closing under personal name I was more concerned with if anything happens does the insurance cover me or not fully and is it a big risk as opposed to close under an llc.

Also you mentioned financing. If closing under an llc are there banks that do 30 year amortization because the banks that we contacted only do 25 years.

Hello all,

I was interested in attending an auction and was wondering if someone can shed some light on how they work in New Jersey. You have to come with a certified check but how do you monitor what you bid. For example if I wanted to bid 5000 and then increase my bid later if someone bid higher. How is this done?
