Are all 10 with Frannie Freddie? 10 is impressive. Banks hate it. I would use the equity in your other properties to be able to buy cash. I do like the idea of doing an occasional flip, it's a shot term way to build more capital... Which can go back into your buy-and-hold portfolio. That's my plan. One or two a year just for the quick cash.

I have 1 home in Mays Landing that I want to get out of... I can't sell because it is upside down and I am relocating to Philly and want to be completely hands-off of the home in Mays Landing. It's a 1/1 on 10 acres. Can anyone recommend a Property Management company that will manage in Atlantic County (if one exists)... I know of NJ Managed but worried they will not be comfortable as far as Mays Landing. (if I don't have any other resource I will give them a shout)


PS don't buy in NJ ;)

Welcome & Good luck, Lindsay! I absolutely love everything about Philly AND Real Estate. My current investing spot in Brewerytown. Like stated above, you should definitely join a REIA or simply focus on networking. A strong network and team is critical to your future success. Surround yourself with people who are knowledgeable in the ares of REI that you lack knowledge in. Find people who excel at a niche and incorporate them into your business.

Hey All-

I am currently a buy-and-hold investor in the Brewerytown neighborhood of Philly. I'm relatively new to the game and have yet to use or build a relationship with a wholesaler in Philly. 

To keep it short and sweet, I have about 20-25k cash currently sitting and I have to get it to work ASAP. With that, I am certain I can find hardmoney to fund the rest. Also have a project partner to get in on it too. (so funding is no problem).

I don't have access to the MLS and the few deals that I have found and looked attractive go under contract within 24 hours. I either need to leave my comfort zone of B-town OR work with a wholesaler who may have a property off-market or even just knows a neighborhood well that I do not.

If you can recommended a wholesaler or shoot me a line of advice i'd greatly appreciate it!

Seasoned hard money/ private money peeps-

I have a property under contract that I can't let pass by. It is under contract for $58,500 and is currently occupied renting at $1200/m. Pretty much because of luck, I'm purchasing this house with private money at 100% LTV (it's not a family or friend). I expect to hold it for 6 months before doing a refi into a conventional mortgage. I know it can be done but since I haven't done it before, I'm a little skeptical about the process. I want to be certain the lender is paid back in full when I refi. I know most banks will refi around 80%LTV or less which may end up being an issue for repayment. Any experience or insight regarding experience with this process would be greatly appreciated.

Is step one to get the property appraised?

Keith- Welcome to BP! You will find this site such a good resource for all your REI endeavors. I definitely think building your professional network is the foundation to being successful In RE investing. I'm pretty local to where you plan to invest, I have a property under contract in Brewerytown and plan to do my first fix-and-flip in September. I'm no means as skilled or experienced as a lot of other BP members but if you want to chat RE I'd be more than happy to get acquainted. For now, just stalk your market and be cautious. I always think of what either Brandon or Josh said on a BP podcast: look at 100 deals. offer on 10. Buy 1. I also suggest setting up keyword alerts on BP, its convenient to stay up to date on forums that regard topics you are interested in. Good luck!

Hi all! I've been thinking about investing in tax liens lately but in the Townships local to me, they only have in-person auctions and they are once a year. Was curious if anyone has any websites for auctions in NJ, PA or other local states. Also, do you think private money lenders would invest in this kind of return even though it's not as high of an interest yield and its tied up for longer than another means of RE Investing? I have some cash, about 10k to play with but would ultimately want to invest around 50k for a 6-12m redemption to get started. For a return of potentially around 10% ROI, and not doing anything except lending money I didn't think it sounded like a bad idea. Thoughts?? Thanks in advance for your input and opinions! Julia

Any Philly investors have target markets they focus within? Any input for the newbie who is getting ready to jump into their first flip? Thanks in advance!
