I used Kally Vicks - kally3kclean @gmail.com on a few new construction flips & rental turnovers. Her availability is slim but last I heard she was hiring more cleaners. Her & her girls are very thorough and detail oriented. Kally is a pleasure to work with, pricing was fair. If you need a photographer to hop in there and take some professional pics then I'd be happy to do assist depending on the locations. Good luck!

Question for my Philly Real Estate peeps- when you refinance a property, do you pay the transfer tax again? If so- on the mortgaged amount? Thanks in advance!

Hi All!

So I will be house hacking a SFH in Philly. I have a lease agreement drawn up. The house was built in 1916 so I know I need to include a lead-based paint disclosure but wanted to find out what else needs to be provided to the tenant (roommate) when having them sign the lease? I assume there is some other disclosure(s) that need to be provided.

Appreciate any feedback!

@Justin Silverio thanks for the suggestion, I haven't been thrilled about the idea of bandit signs so I'm glad you say that and confrim. It is how I found a few awesome mentors though! (by calling and asking for wholesale opportunities)

You've got the right attitude. You may get 49 No's but then the 1 yes you've been waiting for. As long as there is equal risk for both partners, I don't see why it couldn't work. Good luck!

I'm currently working on expenses like business cards, website, etc. I know we all have different approaches but I'd like to do a combination of social media, direct mail, and bandit signs. Expecting a $500 marketing budget a month, thinking that would be very solid for an aggressive approach. I highly value marketing and plan to hire someone solely for Business Development & Marketing.

How much do you spend on Marketing expenses per month? What methods do YOU tend to favor?

Your best best would be to up your wholesale deal, if an investor will still make 30k profit than there should be no issue. But actually asking an investor to 100% fund it and get half, that sounds very undesirable. Get creative and build a good rapport.
