Looking for a fix-and-flip in Philly

Hey All-

I am currently a buy-and-hold investor in the Brewerytown neighborhood of Philly. I'm relatively new to the game and have yet to use or build a relationship with a wholesaler in Philly. 

To keep it short and sweet, I have about 20-25k cash currently sitting and I have to get it to work ASAP. With that, I am certain I can find hardmoney to fund the rest. Also have a project partner to get in on it too. (so funding is no problem).

I don't have access to the MLS and the few deals that I have found and looked attractive go under contract within 24 hours. I either need to leave my comfort zone of B-town OR work with a wholesaler who may have a property off-market or even just knows a neighborhood well that I do not.

If you can recommended a wholesaler or shoot me a line of advice i'd greatly appreciate it!
