I'm looking for advice:

I have a rental property. My neighbor had a fire on his property next door causing damage to my building. I tried calling our department of neighborhood services to get the owner's contact information, but they had no information on file. When the police came, they also wrote a report but could not find the owner as well. I do not want to claim the damages on my insurance, so that my premium does not go up. What do I do in this situation? Find an attorney and work on putting on lien for the damages on the neighbors house? If that is the case, are there any attorneys that anyone can recommend? Thanks!

Hi,

Are there any recommendations for either an accountant/CPA or Real Estate Attorney that has experience with tax incentives for real estate property owners? For Example - WHEDA tax incentives? Or something similar. I own a lot of properties in locations that have been prime for rehabilitation and I'm looking to discuss real estate tax credits for the repairs, purchase, investment that I have made for rebuilding/repairing/purchasing those properties for low income tenants.

Hi,

I'm looking for advise on where to reach an attorney who has experience with deal with the city of Milwaukee or City of West Allis - The city improperly placed a drain pipe in the street and clogged the catch basin, causing overflow and pressure to push my basement wall and cause severe flooding in my basement. I filed a claim against the city and they denied it, I want to appeal - I have quotes from foundation repair company, photos, and videos. I'm looking for an attorney who can specialize in this type of appeal. Thanks in advance!

Hi, does anyone know of any condo insurance that can be purchased for this situation:

We are purchasing a condo for a low price, however the building's association is suing the builder for using bad materials which have been estimated to cost around $2million in repairs. The association might have to divide the repair fee between the unit owners if they cannot find the fund from the builder from the lawsuit. Is there any insurance that the condo owner could purchase to protect them from these rising HOA association fees in the future? The condo is being sold As Is, and the disclosure of the damage/cost to repair has been given to the buyer as well.

Any help would be appreciated.

Does anyone have a good example of how to approach an owner of a house that is on the list of condemned properties? I have a property that I am interested into purchase and repair, however I need to find a way to approach the owner, who has neglected the property and violations, and would like to make them a cash offer. Is a letter the best approach? thanks!

Hi, I received a letter from an attorney that my tenant supposedly injured himself at one of my properties. The truth is this tenant is an alcoholic and fell somewhere else. What should I do? The letter said that if we would like to avoid litigation, we need to contact them and our insurance company as soon as possible. Any help is appreciated.

I have US Bank. Thank you all for your comments. I will have to work with the bank and see why this is an issue for a business account. My tenants have been depositing the cash and putting their name and address on the deposit slips so I can match up the tenant to the amount

Apparently this is something that they are starting to regulate more, we never had a problem until last month!
