Are there any programs that provide 5% downpayment for non-owner occupied properties? I already have a primary residence as 5% down, but am looking to purchase investment property at same 5% down rate? Any options out there?

Mid April I purchased 25 condos for cash (in Wisconsin). They average to be around 125K/unit. I'm looking to put a first position lien on these. Is there anyone that does this without a seasoning period based on appraised value. They were purchased for a great price but can appraisal to full value. TIA

The portfolio is about 53 buildings, and ask is $8M.

I'm selling my portfolio fo real estate and was offered seller financing for the full amount that I am asking for. The terms the buyer is giving me is 10 year term, 2.5% rate, and 12% down. What questions do I need to ask the buyer as not to scare him, but to verify that he has financials for this purchase and will actually make the payments for the years that we agree on. Also - should the downpayment be higher and rate be higher? Since this is a portfolio, the bank would most likely ask for 20-25% down and provide a higher rate? TIA

Hi,

Does anyone know if there is a way to put a lien on tax return of a tenant of mine that has not paid rent and caused damage to my property and left before the lease was up? TIA

Is it best to put rental properties into a trust vs LLC? If so - which type of trust account is best? Who's name is best to have the trust under? Are there any trust attorneys that would be willing to provide consolation in the Milwaukee area?

I purchased a property that has a billboard sign, when I reached out to the company that owns the signs, they told me that there is a 20 year lease for the billboard and we are in the second half of the lease, I cannot get a new lease because the lease stays with the land - is there someone that has experience in this? I definitely think that the rate has gone up since 15 years ago and I can rent the location for more income. Thanks in advance!
