Post: Tenants depositing rent into your account

How does it work to have tenants deposit directly into your bank account? There is a new law that they have to show ID and SSN? Most of our tenants are Hispanic and do not have ID or SSN. Is there a way to get around that?

Can someone recommend a method for tracking rents from multiple properties, including a way to track if the payments were late and if they were paid the following months? Are there any good spreadsheet templates out there that are easy to use/download. Thanks

I'm looking for some advise on purchasing private health insurance. I am currently working for a company but am going to venture out on my own to do more real estate. Can anyone recommend any good health insurance providers for a family of 4? thanks

Hi,

I live in Milwaukee. Can anyone recommend any attorney's that specialize in helping property owners win cases against Department of Neighborhood Services violations that they write up, and summon to court? 

I had violations issues, worked on them, called inspector to try to extend the due dates, and never hear back from him, until I received a summons to court. Are there any attorneys that can help the property owner reduce the fee amount, or help dismiss the case?

Hi,

I live in Wisconsin. I have a tenant that owes me a lot of money in back rent and damages. Is it possible to put a judgement/lien for the outstanding sum on to income tax return instead of garnishing wages (these tenants don't work and get federal assistance).

Hi, I have around 50 investment properties and am looking for an new insurance agency. Does anyone know of any company that can do some type of umbrella policy and insure everything as a bulk package? My properties are 1, 2, 3, 4 family houses, and I have a few mixed use properties (storefront/apartment)

I live in Wisconsin, and currently have some properties insured through Erie and some through Auto Owners.

Hi, I'm interested in finding out more about Section 179 deduction for purchased cars or investment properties. Is there a CPA in the milwaukee area that could help me with more information? I have investment properties and purchase throughout the year, is this a deduction that could be made using section 179?

Hi, 

What happens to a HELOC if the property you took it out on, you move? I have a home I used to live in, with a line of credit, but I will rent it out instead, and buy a new house to live in as owner occupied.

Does anyone know if there is any financial institution that can do a first mortgage and take out HELOC at same time.

For example, home I am interested in purchasing is priced at 330K, the appraised value is 580K, is there any bank that will let me do a first mortgage for the 330K and then pull out the difference in equity at the same time? Or a bank that has minimum wait time?

Hi, 
Does anyone recommend any credit union that would do a HELOC based on tax assessment, not appraisal?

I live in Wisconsin (Milwaukee area) so I need on that is either national or local that would be able to do this. I know its tough to find now, any help will be appreciated!
