Billboard on property

I purchased a property that has a billboard sign, when I reached out to the company that owns the signs, they told me that there is a 20 year lease for the billboard and we are in the second half of the lease, I cannot get a new lease because the lease stays with the land - is there someone that has experience in this? I definitely think that the rate has gone up since 15 years ago and I can rent the location for more income. Thanks in advance!

@Julia Amelyan The terms of lease are typically in force until the lease expires or the parties agree to mutually amend or end it...interesting scenario...do the lease terms call for an increase in rent for the land?...ever?

Or you may have an angle if they are in violation of some portion of the lease or law in your state to move to terminate...
