Yes, I look at both single and multi family. Our typical deal is a property in some sort of distress. I typically target properties needing updates and repairs, and all deals that I secure must have a 30% profit margin after acquisition and rehab cost, so there is plenty of room for holding costs, closing costs, unexpected costs and so forth on the flip side of the deal. Mind you for your buy and hold investor, the same deals are attractive because they can be structured as a BRRRR model project, or even as a long term JV deal where we partner on a deal with a 5-10 year exit strategy, splitting cashflow throughout the term, and a percentage split on the sale upon exit. Some really great ways to get involved, even for the long distance or out of state investor. I agree with Mathew!  As an undercapitalized wholesaler, I know that as I was starting out, as I learned the ropes and once certain things became clear, all I remember was constantly thinking “if only I had capital, if only I had capital!”


I came across so many opportunities that I had to pass up, or couldn’t take advantage of because I didn’t have the Capital yet.  If I had $120k as I started out, I would have been able to invest that capital and generated returns ten fold.  Jump in, and let your $ work for you.

Happy New Year!  For 2020, I want to take my new company, ClearVision Property Investors, to a whole new level.  I was able to kick my real estate investing career off this year as a wholesaler, and I’ve gained some phenomenal experience, thanks to a lot of experienced investors and real estate professionals giving their time and experience to me.  This year, I want to expand my wholesaling business far outside of being local, and I want to execute 5 fix and flips myself on the deals that I get under contract where the equity in the deal supports undeniable profit potential.  

Those are my goals this year!  Forget losing weight!  🤣🤣

I agree with @Ron Nir, I would consider the option of and different ways there are to invest in real estate as an out of state investor/partner. I know that we are always getting properties and working with partners that may supply purchase or rehab costs on a fix and flip project, or be the long distance partner on a fix and hold for a long term JV partnership with exit strategy. That's just to name a few. I know that the local investors that I work with are having to do the same thing - out of state partnerships and investing.

Hey BP Family!

I just wanted to stir up a little topic and hear how others are taking care of their people in their real estate businesses.  I think it’s important to give back when I want for people to help me in my own personal growth.  If I expect others to give to me and me not give in return I should expect for a long and miserable journey. 

Share a story or example of how it is you make sure that people are taken care of in your business.  The people that bring the most value to you and your organization.  How do YOU make sure that they are taken care of?

Just a simple, small thing that I like to do for my people is giving spontaneous surprises.  Some of the agents, contractors and investors that I work with get little surprises here and there.  Everyone loves Amazon, so a little $100 Amazon gift card can be quite a reward to treat your people with outside of payroll and usual profit sharing.   Even something just as simple as a holiday card mailed to them and their family.   It just says “hey, I noticed your efforts and I appreciate what you do for me” in an easy and on the contrary quite affordable way when you factor in what it would cost you not having them on your team.  

Share some stories of how you show appreciation and gratitude to your core employees, associates and partners in your business.  If there is anything that I learned as a restaurant professional it’s this..  we are in the people business.  If you make your business taking care of people, in return, people will take care of your business.
