Why now?
I've been a house hacker the last 7 years. Started with LTR tenants, then bought my second house and I converted an ADU to an STR while I still lived there. Due to a growing family I've had to move into my LTR home recently. I've been managing the STR myself and I'm comfortable managing it myself but due to some of the unique aspects of the property, I feel that having a professional STR PM involved might lead to one of those situations where by me doing less I'll actually get more out of the property.

If anyone has experience with a well established STR PM that has the below assets, I'd love to hear about it!

The right kind of PM for me:
- Is established in the STR space and has a sizable team, including a handyman on staff.
- Can perform an audit of my property, it's unique attributes, and make data driven recommendations on optimal strategies to increase performance.
- With their portfolio, they have access to a property management software that will allow syndication to more channels then I can manage myself. Outside of Airbnb, VRBO and Booking.com, I'd like to be listed on TripAdvisor, on Google's Vacation Rental Search results (only available to approved PMs, not individuals like myself, and potentially flipkey, fullyfurnished, and craigslist.
- I'd prefer they be local to ATX but I don't see that as a hard requirement if they are highly reputable and have access to locals.


I'm a willing partner, I can commit to:
- Super clear and reasonable on expectations 
- Being super responsive to requests. Be it unique guest requests or repair requests. 
- Open to suggestions on property amenity improvements and listing management
- Available to review reports and communicate openly.

If anyone in this community has first hand experience with a PM that you think I should meet with, I'd REALLY appreciate the recommendation.

Hi Jason, did you attend the STR summit as planned? I'm sure everyone here is correct about all of the information being available on BP and other sources, but, aside from the networking, did you find that there was enough new information to make attending the event worthwhile? I'm curious about their "unique" scaling strategy as well. I'm all for efficiency and have no issue with paying for expediency, but I also want to make sure it's worth the time, effort, and expense to attend.

Hey Kayce,

So I found the actual sessions to be geared towards beginners for sure. The general people attending were also in the beginning stages of there investing career. However I kinda expected this going in. I have a management company so I’m always looking to network with investors who may need co hosting services or have money and want to partner. From that alone it was worth it. However there are different speakers at this next one so I can’t really tell you what to expect from the sessions. For me personally, the networking is worth price of admission along with the general boost of motivation you get from attending. And it was just a fun conference in general

Ive tried multiple PMS's and hospitable is the only one that has been reliable with VRBO

 I switched from Guesty to Hospitable. I was also having connection issues with VRBO. I also manage units for other people and surpassed the 4 unit limit fo Guesty for hosts. I looked at Guesty Pro but it’s very expensive. Hospitable is one of the cheapest solutions and have had the least connection issues so far. I’m very happy with it. I would be happy to answer any questions about hospitable for you compared to guesty


 how do you like the direct booking part? ive seen a direct booking web page example from OwnerRez, but i cant find an example of one on Hospitable.


 The direct booking feature is lacking. Extremely minimal and haven’t used it much. It’s my understanding that they are in the process of revamping the direct booking platform. However, I plan on going the custoM route anyway when I get to that point. I will problem be creating a custom Wordpress website myself or through boostly service.

I've tried every online bank, I have 5 different LLC's


I needed a bank that would allow me to access all of them with one login. CHASE was the only one I found that offered this. I already had multiple chase credit cards so it works perfectly. One login, all my accounts, business and personal. Highly recommend chase.

Brian is correct. We only invest in non-HOA single-family homes. Some non-HOA neighborhoods can be sketchy/not ideal for short-term rentals. We have found a few pockets of nice areas with no HOA that are still priced reasonable. Thats definitely the key.
