Hello James Sotipalalit here I'm a new investor and currently getting my realtors license also but I have been reading a lot of information on the biggerpockets guide.  I started reading about duplexs and triplexes, my question is do you suggest using hard money lenders to fund duplexs and triplexes?

Hello I am in the DC metropolitan area. I'm in the process of getting my real estate license at the moment. What I really want to know is it possible to get your first rental property with no money down? I heard you still need to put some money down. Can someone with experience please let me know. After weeks of thinking I finally decided to go get licensed. I want to ask all the experienced investors/agents is Long a Foster a good school to learn. I'm really caught up on knowing which school to attend. Please everyone new or experienced agents or investors give me your insight god bless.

 This advice helps a whole lot I am going to take the class near my house to get licensed. Do you think Long and Foster has a good class?

 You can buy rent-able houses for $40K and fixer uppers for $10K in Baltimore.  If you are just starting, that is really fast to do a deal. It takes 30 days or so just to get to closing. Don't be a motivated buyer. Waiting for the right deal is a good thing. 

 That is really cheap it well I don't want to be a desperate buyer like you said waiting for the right deal is a good thing. Appreciate all the feedback god bless.
