It's a program by Josh Cantwell that teaches you how to flip and provides funding. I want to know if it's worth it.

How is everyone on BP doing? For all my expert flippers I have a question and I have been thinking about signing up for 40K flip. I want to know if anyone has tried this program and does it really work? Please let me know and god bless because I really want to learn to flip soon.

Jeff it's actually a study guide called night before the exam which has test questions and all types of study guides so it's not literally studying the night before I just wanted other consumers opinions but I appreciate the advice.

Hello I'm currently an investor part time and at the moment pursuing my real estate license. I took my test the other day and passed the state portion but failed the national portion. What I'm asking is for those who took their real estate exam test have anyone heard of night before the exam as a good studying guide, if anyone has heard of it please tell me what you think because I am almost there one more test thank you.

Do you have cash if you are doing buy and holds.? Baltimore is a cash-player town for most of the rentals.

In the beginning my plan is to rehab to have enough cash for buy and hold propeties. Yes I have  a lender I am going to deal with to fund my deals.

Ned that is so true my friends grew up around John Hopkins. They said across the street from their house would be 500k and up and then right where they live would be a war zone. Do you have like a automated email where you send out deals to people? I am really looking for deals I have a team gathered already.

There is a great free general meetup that meets the 2nd Weds of the month at the Marriott BWI.  Not affiliated with BP but many BP members attend, including what I refer to as the BP Trifecta .  Start perusing this website and start attending some meetings to start networking and you'll figure out who these 3 gentleman are pretty quickly.   You'll also learn quite a bit about the Baltimore market.

Welcome to the BP Nation!
