I recently received an email from a seller in response to a craigslist ad.  My ads are directed towards residential properties, but I guess it wasn't clear enough.

Now, I have a seller that claims that they have to sell the property immediately because his father his dying and needs to leave the area.  The building currently designed and operated as a restaurant.

I'm not certain what I should do at this point.  

Can I bird dog this to a commercial investor?

I have a property I was trying to get under contract from a seller who has an auction date set for later this month.  

Is it normal for the bank to send an appraiser out to look at the property before the auction date?

Post: does doing a "subject to" require a lot of money?

@Matt Devincenzo , it seems as if your explanation for the lease option is as if you were the tenant/potential buyer, whereas your explanation for the subject-to is that you are the investor.

A lease option can be a variation of a subject to...

Once you've taken over the existing financing, what you do with it afterwards is really up to you... fix and flip, hold, lease option, etc.

I'm new, but that's the way I understand it.  Hope it's right :)

@Armegi Gil , I'd say you keep at it. What was your ROI on the first 3000 mailers?

It's tough to give this an answer since it's a very big question, however there are tons of resources on this site that can help.

Be sure to check out all areas of the site, the blogs and podcasts are very popular. Since you are new I suggest Ultimate Free Beginners Guide

Browse through the forums and the questions you are likely to have this early in your journey is likely to have been asked.  I'm on a similar boat as you (minus the inheritance,) and I'm learning everyday.

If I were you, in addition to browsing the forum and reading the beginner's guide, I would introduce myself in the New Members Area and I would start looking at the Marketing section.

Hi @Deborah Purley ,

I believe there's quite a few ways to do it, but I've taken a couple of approaches.

The first is through going to networking events and meeting other investors.  These people can be your end buyer, or help you find an end buyer, likely with a small fee.

The second I've done is to set up a landing page that I advertise through Craigslist and other online classifieds.  Generally an ad will say something along the lines of joining a buyer's list or wholesale properties for cash buyers or investors.  This page should collect their name, phone number and email address so you can send out information about properties you put under contract.  

An extra step, that I'm guilty of not doing all the time, is to call each person that signs up and get to know them.  Ask them exactly what they're looking for.  I think this helps when you're looking for properties and getting them under contract.  Basically, you have a buyer already, you just need to find a property that meets their criteria.
