@Steve West when you approach an investor, you'll have a deal right? You could use real numbers.

If you're looking for potential investors to fund future flips, you could create a sample investor package and show them the type of things they can expect when you do have a deal. You can use hypothetical numbers in the meantime.

I'm new to investing as well and still looking to do my first deal. For what it's worth, I always hear that it's easier to find the money when you have a property under contract.

@Matthew Paul, that's an interesting thought. I hadn't even thought of that. What DO you do? Pay upfront maybe?

@Salah Saad, since you don't have these connections, it would be a good idea to go straight to the source of who would know... the embassies or State Dept. would be my guess. I can't imagine that they would be hard to locate in your area. Give them a call or send them some mail. I would even check the mailbox to see if you can get some clues on who was there before.
