Just set up a call with PayLease, hope it works out.  I love the concept.  Sounds much better than driving to houses to collect cash.  Thanks @Brandon Turner and @Brie Schmidt.  I will let you know how it goes.

Does anyone know of services similar to Pay Near Me?  I was excited to hear about this service however after talking to them they told me that they are no longer accepting new landlords for their services at this time.

Bigger Pockets Admin- I found them through your resources page, have you heard of this?

Good evening everybody!

Wondering if anyone knows of a program (preferably free or cheap) that I can setup for prospective tenants to sign up for showings online.  Ideally I would schedule the showing time and date initially then they would sign up.  I would also like to have a reminder go out automatically before the showing.

Chris: The numbers just made sense.  The first complex we paid around 10% of what it was worth (via sheriff sale).  The second complex was purchased from a seller who posted an ad on craigslist (he was from Texas, garages were mismanaged and just wanted out).  We paid about 30% of what it was worth.  The other bonus to the deal was that we needed some storage for our business, now we don't need to rent it.

Recently acquired two 16 unit self storage complexes. I'm not to familiar with the ins and outs of self storage garage management (we mostly deal with SFR).

Does anyone have a good self storage garage lease that they would be willing to share?  Or any tips for an investor new to self storage?

I get called a slumlord all the time by friends.  I always joke and say, "I'm not familiar with that term."  Correct them by saying your a high yield property specialist.  Then compare your investment returns to theirs.  End of argument.

What exactly is "MLS access"? Aren't all the MLS properties available to the public? To get access to show properties to myself would I need to work under a broker? Ideally I would love to be able to show myself the property and submit my own contract. If I could save half the commission that would also be great. I occasionally sell properties, but honestly craigslist and postlets have worked fine. Never had anything listed very long.

I am a pretty active residential (mostly single family) investor. I was wondering if there would be any benefit to getting a real estate license. Any thoughts on this? I should also say that I have no interest in being a full time or even part time real estate agent.
