Allure is awesome.  Easy to put in (you can cut it with a razor), lasts a long time, and its relatively affordable.  Another suggestion, if you want to go to the next level you can buy prefinished 5" bamboo hardwood at home depot for around the same price.  We use it in all of our rentals.  We haven't had to refinish one yet.

I cannot say with any certainty what the interest on a student loan would be, but I imagine it can't be too much.  From a finance standpoint you just need to compare your potential return of getting into real estate to your savings from paying off your student loans.  If the loan is only 5% interest but your money could make you say 15% in real estate its a no brainier in my opinion. 

I had a similar instance not with a student loan but with a mortgage.  I've always wanted to have my personal home free and clear.  That being said my mortgage is only 3% interest.  It makes no sense to pay that off when I could invest the money and make much more.

There has to be some document your bank can give you that has your name and the company's name on it.  Can you show the seller your credit card?  Mine has both my name and the company name.

I am working on putting together a more formal tenant requirements list.  We mainly do low income rentals, average rent is around $800.  Looking for comments on what I have so far and what has worked well for you.

Here is what I have so far:

-Complete the rental application in full, no false information

-View the property in person

-Ability to pay deposit and first months rent within 24 hours of approval

-Household income of at least 3x rent

-1 year of stable documented income (job, govt assistance, ect)

-Positive rental history or cosigner that meets all requirements 

-No landlord tenant issues (judgement, evictions, broken leases, damages, ect) for 5 years

-Current on all bills (excluding medical)

What are your thoughts?

Paylease.com has worked well for us.  They are very willing to negotiate their prices.  Shop around, find the best prices then call them.

Hi John, it would definitely be best to check with an attorney or someone who does business in your area. 

I charge tenants rent until they are done removing their belongings and the key is turned over.  If they or their stuff is still using the property they get to pay for it.  I then charge them for the damages (including the cost to remove anything they left) and unpaid rent.  You may also be able to charge them for additional time until the unit is rented again because she broke the lease.  

A letter should be sent with proof of mailing.  This is a good business practice because if there is every any question you can prove you sent the letter.  In DE it is the tenants responsibility to provide a forwarding address, if they don't the letter gets sent to the rental.  If the tenant doesn't give you a new address send the letter with address service requested.  If you can get their new address you can use it to sue them for any extra damages (if you wish).

Did you file any paperwork with the state that had your name on it?  Or maybe something from the bank with your name and the company name on it?
