I started when I was 19.  The best thing you can do is find a good mentor.  I was lucky enough to have my dad who was a real estate investor.  Couldn't have done it without him.

I don't think there is much you can do to avoid the capital gains at this point.

I am not very familiar with San Francisco, but some thoughts might be partnering with someone or buying in a different area.  It seems like many people who live in expensive areas have areas they can invest at a much lower price point within an hour drive.

LLC is the way to go with rental properties. No double taxation like you would have with a corporation. One other suggestion may be to consider using a series LLC or multiple separate LLCs for asset protection.

No.  Just make sure that space is exclusively used for business purposes.

To have it truly dissolved you need to file the appropriate paperwork with the state.  However, if you just stop using it and you have already disposed of all of the assets you could just let it go and save the money/time, it wont hurt.

Not looking for anything fancy, just a recorded call or text to remind the tenants rent is due or is late.  We currently send email invoices on the fist.  Just looking to add another reminder.

I'm sure I am not the only one with this issue.  Each month I get stuck making several dozen phone calls to remind tenants to pay their rent.  I would like to figure out a way to do an automated recorded call to all of my tenants on the first of each month.

Has anyone tried this?  What service would you recommend?

Is there an MLS equivalent for buying and selling notes? It seems like each website has different notes, it would be ideal if there was one central location that all available notes could be found.

If there is not what sites would you recommend?  Who are the big players?
