@Jason Sterling It seem like there are several people on here recommending the Kansas City area as a a viable option for you to start investing out of state. I'm an agent that helps investors find properties and I heartily agree Kansas City is a great area. I'd be happy to talk to you to see what your goals are and if I could help you.

The first meeting was fantastic! A small but dedicated group of investors exchanged leads, ideas, and contractor referrals.
Our second meeting will be on February 1st, same time and location. Our group is growing and I'm super excited. We are chairing a committee for the Missouri Landlord's Association as well, and this meeting we will be deciding what issue we want to research.
Thanks @Kim Tucker. I've heard WinVestors is great and I hope to attend some of their events. It's a weekly meeting and Tycoon Talk is one a month, so I hope some folks will still make the journey. I think we will stick with the time and day right now, until we get feedback from attendees that says they would prefer otherwise. Although not exclusively for St. Joseph residents, I feel like a lunch meeting is more conducive to a local audience and we're really trying to fill a need in St. Joseph.

@Nick Smith Liberty on north is expanding rapidly. Lots of new construction. I'm watching areas of Gladstone, Liberty, Platte City, and Smithville. Properties pop up in these areas from time to time and I think they are poised for appreciation.

@Hamid Taba I keep my eyes on older neighborhoods in Independence, Blue Springs, Grandview, Gladstone, Kearney, Smithville, and Lee's Summit. There's a lot of people looking, but if you jump on the REO's and distressed homes fast and make a reasonable offer, there can be some worthwhile properties. I'm an agent and would be happy to help if you need anything.

@Eric P. So far I haven't had that problem because the investors I've worked with are buying B-level properties. This is something I've thought about. I guess we'll see the way things start to pan out. I'm hoping for enough volume to compensate for any skimpy commissions. It's also a conversation I'll need to have with the investors I work with, to see what they feel most comfortable doing. I've heard of investors compensating an agent hourly for research, or a flat rate for finding properties plus the commission.
Interested to see what @Kim Tucker says about this, although she already suggested wholesaling and investing on my own to supplement income.

Thanks @Kim Tucker, tons of great advice and super impressive. I'll definately have to take a harder look at wholesaling. Looks like not only a good business model by itself, but a great way to procure buyers.

@Kim Tucker Thanks for the input. I am investing as well and I plan to continue doing that, so although I'm fairly new, I wouldn't say I don't know what Im doing. I've spent the last couple of years researching while working the regular 9 to 5 and I feel like I can be a real asset to both new investors as well as experienced investors. The main thing I bring to the table right now is knowing what to look for that makes a property a good investment.
I have an area that I farm for investment opportunities for myself that I am extremely familiar with. The reason I started this thread was to try and find a shortcut to market knowledge of areas Im not very familiar with. Probably not any majic formula, but you never know.
My plan right now is to develope a reputation for being an extremely hardworking and dedicated agent that finds my customers good deals frequently and overdelivers on service. I think I have a good start on that already and I have a few established clients. I think theres something to be said for the new kid on the block that is willing to go the extra mile and even deal with some new investors that other agents don't have time for.
I've also established a meetup group in St. Joseph called Tycoon Talk NW Missouri. The first meeting is January 4th and I'm very excited about it. I'd love for you to join us! I think that will also be a good way to meet local investors.
Like you suggested, I'd also love to work with out of state investors. I'm in contact with a few, but if you know anyone who needs boots on the ground, let me know.
