@David Ward Great advice about the return to senders. I hadn't heard that before. @Andrew Quinn I admire the tenacity with which you are building your business from nothing. I'm in the research phase of wholesaling as well. Something I'd like to get into, but I don't know a lot about yet. I do have some buyers I'm working with, so if you get something under contract, hit me up. Maybe we can bring together two sides of the equation.

@Kim Tucker I've been working with a few out of state investors in the K.C. area. The most frequently asked question is "where is the growth?" Job growth, new residential construction, industry, etc... They also want contractor, lawyer, and title company recommendations, as well as knowledge of common real estate practices. For instance, Missouri is a nondisclosure state. That means that home sale prices are considered to be private and confidential. Not readily available. Very different than some other states.

@Joshua Engemann I'm an investor and agent and I'd be glad to help you find what you are looking for. Being in Troy, have you looked much at the St. Joseph market? I'm very familiar with the area and there are deals to be had.

@Ognen Borissov. Completely depends on what the needs are in your local market. Is there a lack of restaurants, hair places, professional office space? What makes you think a grocery store is a good idea? Maybe you get these spaces useable or at least presentable, and advertise them for lease, renovate to suite.

Congrats @Cliff Harrison! Lee's Summit is one of the areas I've really been looking at for properties for my investors. Kind of few and far between as far as deals on MLS.
